What is UrbanVault?

UrbanVault is a secure and encrypted digital platform that allows you to apply for your home loan or home refinancing from multiple banks with just a few easy clicks. Worry less about sharing your contact info to unnecessary parties with UrbanVault!

Special Note!

  • UrbanVault is not a site for your personal document storage.
  • UrbanVault does not retain a copy of your uploaded documents.
  • Your uploaded documents will immediately be deleted from UrbanVault:
    1. at UrbanVault’s absolute discretion without notice to you, or
    2. when you chose to delete your UrbanVault account or,
    3. when you chose to delete your uploaded documents, or
    4. upon 30 days of inactivity of your account, or
    5. 30 days upon your submission of your application, whichever earlier.
  • Though you may choose to delete your uploaded documents or your account with us, there are certain periods of time where we are unable to process such requests, namely:
    1. upon submission of the prerequisite documents for eligibility assessment,
    2. upon choosing the offer and pending response from the bank.
    This is because at such times, your uploaded documents have been submitted to the bank of your choice for their assessment. However, rest assured that you retain the ultimate decision-making power to decide whether to accept and sign the Offer Letter from the bank.

You will only need to upload the required documents once, and you can use UrbanVault to submit your home loan applications to different banks that you qualify for during your account validity.

By using UrbanVault, you can receive and compare home loan offers on UrbanVault and secure your dream home with ease and in a timely manner.

Is UrbanVault a bank?

No, we are not a bank. UrbanVault is a tool to assist you to submit your application for a home loan (if applicable) in a secure manner to the bank.

Is UrbanVault an official representative of the banks?

No. UrbanVault is a tool to assist you to submit your application for a home loan (if applicable) in a secure manner to the bank. UrbanVault does not represent any of its partner banks and simply provides a platform for the user to apply for and receive home loan offers. Please be reminded that the offer is at the sole and absolute discretion of each bank, and the decision to accept the offer rests entirely on you.

Is this product regulated by Bank Negara Malaysia?

No. UrbanVault is not an outsource loan application platform, nor does it have access to your documents. UrbanVault’s services do not fall within the purview of Bank Negara Malaysia.

Is UrbanVault a cloud-based system?

Yes, UrbanVault is an online application built by Urbanmetry.

Is this for subsale houses only?

No. You can apply for a home loan application for both subsale and brand-new properties which are currently under construction.

How will I know UrbanVault’s registered bank partners offer me the best rates compared to traditional application methods?

UrbanVault does not guarantee that you will receive the best or better home loan offer or rates from the bank compared to traditional application methods. However, UrbanVault provides the convenience of comparing the rates of multiple banks’ offers at a glance.

UrbanVault does not control the rates offered by the bank in any way. All home loan offers from the bank are given at the sole and absolute discretion of the bank.

Will my credit score be impacted if I try UrbanVault?

Your credit score will not be adversely impacted if you use or try UrbanVault. Your home loan will only be reflected in your CCRIS (Central Credit Reference Information System) credit report after you accept the home loan offer from a bank. So, don't worry and get the best available home loan offers from the bank of your choice through UrbanVault.

Is UrbanVault only for those in KL/Selangor?

No. UrbanVault can be used for nationwide property home loan applications in Malaysia.

Who can use UrbanVault?

You can use UrbanVault if you:

  1. Have a property that you intend to purchase or seek to refinance; and
  2. Are Malaysian.
Is UrbanVault open for salaried applicants only? I am self-employed, and can I apply?

Both salaried and self-employed home loan seekers can apply through UrbanVault.

What documents do I typically need to upload?

If you a salaried employee, you will need to upload the following prerequisite documents:

  1. NRIC (front and back)
  2. Latest 3 months’ pay slip
  3. Latest 3 months’ bank statement
  4. Booking form / SPA
  5. EA form
  6. Last 12 months EPF Statement

If you are a self-employed individual, you will need to upload the following prerequisite documents:

  1. NRIC (front and back)
  2. Latest 6 months’ bank statement
  3. Booking form / SPA
  4. B form,
  5. Business Registration documents

If you are applying for a mortgage refinancing, you will need to provide the Title/Deed of Home and the last 12 months of your loan statement in place of a booking form or SPA. Subject to the requirement of the bank of your choice, you may be required to upload additional document(s) or information to complete your request for home loan application. In that case, you can return to your UrbanVault dashboard and easily upload the additional required documents or information.

Can I choose which bank I want to apply to?

Yes, you can choose which bank you want to apply to based on the list of partner banks on our platform. The list of banks that you qualify for will appear after you have uploaded the prerequisite documents required by each bank.

Can I retract my application for a home loan halfway through?

No. Once you have clicked ’Submit’ to apply for a home loan application, your documents will be stored in the Vault and your application will be sent to the selected bank and/or its officers to review for processing. Nevertheless, you have full control and can choose not to accept the offer.

Can I submit home loan applications for multiple properties?

No, currently you can only submit a home loan application for one property per user within 30 days of application.

Must I accept the loan offer?

No. You have the option to accept or decline the loan offer(s) given by the bank(s), and you can still change your mind at any time before you sign the offer letter from the bank.

Will applying for a home loan through UrbanVault increase my chances of getting a loan offer?

No, applying for a home loan through UrbanVault will not increase your chances of getting a loan offer. UrbanVault helps to ease your loan application journey by simplifying the process, saving you time and hassle from approaching multiple banks individually. Please note that each bank has its comprehensive internal requirements, policies, standards and controls for the assessment of credit risk, taking into account requirements, factors and circumstances, including your debt servicing ratio (DSR), existing commitments and property price.

How long will it take for the entire process?

After you have selected the bank you wish to apply for a home loan application from, the bank will typically revert between 5 working days to 2 weeks with either an offer in principle or a rejection.

Upon receiving the offer in principle from the bank, you can choose to:

  • Not Take Up: If the bank offer is not taken up, your documents will be deleted within 30 days after inactivity.
  • Proceed: Upon your selection of the home loan offer from the bank of your choice, your contact particulars will be shared to the bank for loan offer processing and we will consider the process as completed. Your documents will be deleted within 30 days from UrbanVault.

You do not have to wait for all the banks to respond before you make your selection. However, do bear in mind that a bank’s offer will expire within 30 days from the day it is issued to you.

How secure is UrbanVault?

UrbanVault employs enterprise-grade encryption on all your documents uploaded, and only you and the authorised bank officers are able to view your documents. You control which bank you share your documents with.

Here are some key features of our Vault’s security:

  1. No one, not even UrbanVault Engineers can view your documents;
  2. Your documents will self-destruct within 30 days of inactivity of your account or upon completion of the application process, whichever is earlier, so you don't have to worry about your data falling into the wrong hands;
  3. The entire process is secured and protected from unauthorised access;

UrbanVault will only retain your account information which includes your username, email address and mobile number registered and maintained with us during the account validation. You may choose to delete your account from our system entirely after you have completed your application process.

Who will be able to see my documents?

Only registered bank officers from the banks you have applied to can access and view your documents.

Where are my documents stored?

Your documents will be stored in the Vault. It is a fully encrypted process; even Urbanvault engineers and employees will not be able to view or access your documents.

Are my documents watermarked?

Yes, all your uploaded documents will be watermarked when they are uploaded. So you have one less worry of any misuse of your documents.

Will my data be saved for marketing purposes, or purposes other than the loan application process?

No, all uploaded documents will be permanently deleted after 30 days. No copies of these documents will be stored elsewhere. However, your account will remain active until you delete it or will be automatically deleted after 30 days of inactivity
